Welcome to our 60m² ground floor apartment, perfect for 4 people.
This apartment has a separate bedroom with two single beds and a landing with bunk beds.
Enjoy the well-equipped kitchen and the cozy living area with a large relax chair and access to streaming services Netflix.
The spacious bathroom has a bath/shower combination and outside you will find a pleasant furnished terrace with a view of the fields and fruit plantations.
From February this house will be expanded to accommodate 8 people!
Carp studio
Welcome to our cozy 50m² open studio, perfect for up to 4 people, including a sofa bed for extra comfort.
Downstairs you will find a comfortable double bed, while the mezzanine is furnished with 2 single beds.
Enjoy the well-equipped kitchen, a furnished terrace overlooking the fields, and an enclosed terrace with a covered area.
The studio also has a bathroom with shower, storage space and separate toilet, plus sitting area with digital TV and access to streaming services such as Netflix.

Please note: this pod can only be booked in combination with a house, as there is no private toilet or bathroom.

Practical information
Check-in: from 3pm
Check-out until: 11am and after the home inspection.
The Neighborhood:
The farm is located on a low-traffic street, so it is possible to cycle, play and drive a go-cart on the street, write on the street with chalk.
Payment
After your reservation you will receive an email with the account number. You must pay 50% as a deposit. The remaining amount must be in the account 14 days before arrival or you must bring cash with you.
Deposit
If you rent 1 house, you can hand over the deposit (150€) in cash upon arrival or deposit it into the account. After the home inspection you will get it back
If you have booked the entire accommodation, you must deposit €300 deposit, at the latest 2 weeks before arrival on the same account number as where you make the payment. The amount will be refunded a maximum of one week after check-out, minus any costs or damage incurred.
Please deposit the deposit separately, stating deposit.
Bed linen, bath towels
You can bring these yourself or rent them from us at;
Bed linen €10 per person
Bath towels €5 per person.
Baby chair/travel cot/guest bed
A travel cot and baby chair can be found in the storage room in the playroom and are free to use. Simply put them back afterwards.
There are several places here where you can all be together:
-The common room. with terrace and covered area. also after 10 pm
-The vegetable garden, where the campfire area is also located and the willow tipi is located.
-The garden of "het huis van de Raaf", with a large furnished terrace and garden until max 10 pm.
-The covered terrace at "het huis van de Raaf", also after 10 pm

House rules
We respect the peace of the neighbors and keep it quiet on the street.
We do not bother the animals.
No extra guests are allowed.
Anything damaged, is reported and will be reimbursed by you.
Everything that is moved must be put back.
Always leave the common area clean.
The common area is open from 8am to 10pm unless you have rented the entire accommodation.

Sorting waste
The cottages must be left clean.
No pets are left alone in the cottages.
No loud music outside or inside.
What to do when checking out.
You must leave the house clean, we will do the major cleaning.
Some points of attention:
- Sort waste, take glass with you.
- Remove bed linen from the beds and put it together.
- Chairs on the table
- Leave the kitchen clean, clean the oven and empty the refrigerator.
- Brush out the house.
- Empty waste into the containers provided.
- Put everything back where it was, also in the common area and the playground/ go-karts.
Each cottage is fully equipped and also has its own privacy.
So you can choose to sit together or stay individually in your home.
Each cottage has an equipped kitchen, bathroom, bedrooms, terrace, parking, living room with digital TV with Netflix and You tube.
Final cleaning
We do this for you. When booking, a supplement is added for the final cleaning.
Liability
We are not liable for any accidents in and around the smishoeve. The use of the cargo bike, go-cars, pizza oven, wellness and all other extras are at your own risk.
The smishoeve cannot be held liable if we have to cancel your trip for internal reasons.
